Aitkin County Recorder's Office

The Aitkin County Recorder is located at 307 2nd Street NW, Room 122, Aitkin, MN 56431. Recorder Tara Snyder and her staff handle all real estate recordings along with vital statistics, original plat maps, and other official documents. Recording Requirements for Aitkin County Deed Records

Every deed submitted for recording in Aitkin County must meet state document standards under Minnesota Statute 507.093. Requirements include: the document must be dated and signed, the acknowledgment must include a date and a legible notary seal with the notary's signature and commission expiration date, the grantor's marital status must be stated specifically, the full legal description is required, and a draftsman statement must appear on the document. White-out or correction fluid is not allowed anywhere on the document.

The recording fee is $46 per document. State deed tax applies at a rate of 0.33% of the purchase price under Minnesota Statute 287.21. A well disclosure certificate adds $54 when applicable. Before any deed can be recorded, county property taxes must be certified as current under Minnesota Statute 272.12. Bring separate checks for recording fees and tax payments since the Recorder requires them payable to different offices.

After recording, original abstract documents are typically returned within about two weeks. Torrens documents take longer due to the additional examination process.

Note: As of July 1, 2011, Aitkin County Recorder is no longer a satellite office for UCC filings, so those must go to a different office.

Types of Deed Records in Aitkin County

Warranty deeds and quitclaim deeds make up most of the real estate transfers recorded here. Under Minnesota Statute 507.07, both types are valid forms of conveyance, but they differ in the guarantees they carry. A warranty deed means the seller is guaranteeing clear title; a quitclaim deed transfers only whatever interest the grantor holds, with no guarantees. When a property serves as a homestead, Minnesota Statute 507.02 requires both spouses to sign the deed regardless of how title is held. Missing a required spousal signature is one of the more common reasons a deed gets rejected at the recording counter.
