Recording Requirements and Fees

All documents filed with the Wright County Recorder must comply with Minnesota Statute 507.093. The first page must have a three-inch top margin. Text must be legible and reproducible when scanned. A return address must appear on the document for mailing after recording. Documents that fail these requirements are returned without recording.

The standard abstract recording fee is $46 per document, with no per-page charge. A Well Disclosure Certificate is $54. Plat recording is $56. Certified copies are $10 each. For Torrens documents, the fee for an original first certificate is $46. Transferring a fee simple Torrens certificate is $46 for the first transfer and $40 for each additional certificate in the same transaction. Entry of a memorial on a Torrens certificate is $46 for the first and $20 for each additional.

Deed tax applies to most property transfers at 0.33% of net consideration under Minnesota Statute 287.21. The county auditor must certify that property taxes are current before most transfer deeds are accepted, per Minnesota Statute 272.12. If homestead property is involved, Minnesota Statute 507.02 may require both spouses to sign even if only one holds title.

Electronic Recording

Wright County accepts e-Recording of real estate documents. Authorized submitters can send documents digitally, and the county processes and returns them electronically. This is widely used by title companies and law firms for residential closings. E-Recording does not waive the requirement for tax certification under Minnesota Statute 272.12. If delinquent taxes exist on a parcel, those must be resolved before the transfer document can go through regardless of submission method.
